Managing a self-storage facility with about 330 storage units. Ensure the facility operates efficiently and profitably. Support management in all aspects of the operations including: maintenance; security; prepare contracts with new tenants; arrange for tenant access; prepare communications with clients who are delinquent and as required arrange for auction of abandoned personal property and retain records; Maintain foreclosure documentation following company foreclosure checklist and set guidelines ensure accuracy of daily deposit information; Maintain accurate records for each customer including lease, addendums, correspondence maintain all affiliated accounting/financial records to provide monthly updates to management utilizing Rent Manager CRM (Customer Management Systems); Vendor service management including repairs and maintenance; and compliance with applicable operational policies and procedures. Seek to maximize occupancy/revenue by using discretion by extending/limiting concessions, discounts and waived late fees and resolving customer concerns. Perform in-store and off-site grassroots marketing, visiting businesses within the area on as needed basis. Create and keep current a marketing log to track marketing activity.
